Repairs on underground water lines means water shutoffs

The continuing deterioration of the community's water lines will be addressed when work begins in Circle 7 to identify bad lines, determine problem extent, and repair the lines.
The HOA Board selected Circle 7 because of the numerous leaks and repairs that have been required in the past few months. The HOA Maintenance Team has responded to repair leaks, but the work will require professional assistance to solve the problem.
The Board selected Lindsay Excavation, an experienced contractor firm that has worked on large water and construction projects, to complete the work. The work will involve digging a pilot hole to help assess current and needed materials. Work will continue through April 20, and may last longer depending on what problems might be revealed.
Potential problems range from old and deteriorating water lines, old installation techniques that didn't provide enough sand buffers to properly and safely encase water lines to outdated water line materials.
The repair project will determine our water system's layout and prioritize repair areas. Construction details, such as trenching requirements and parking restrictions, will be identified in the initial phase.
A recent test to find water leaks was not totally successful. Some leaks were discovered, but the new city water meter indicates the complex continues to use water at a high rate. The test was unable to determine where leaks might be. Water officials said leaks may not be apparent because the sandy desert soil may absorb water from leaks before they are visible.
Water conservation is a high priority for the HOA. Since the city raised its water and sewer rates, the HOA spends about 25 % of its budget on water services.
All circles are targeted for assessment and repairs will be completed as funding allows.
